Loft boarding

This was a project I did just before the lockdown kicked in. It was a bit more challenging than anticipated as the wooden ladder what the client bought on a sale event had to be altered to fit, but we managed eventually.

The house is a standard end of terrace in Acomb, so there wasn’t a lot of space in between the roof purlins, just shy of 2 meters. The client was thinking maybe to convert it to a small bedroom but once all the flooring, and insulation is finished they would ended with a low height, very long and narrow space. So they decided with the boarding.

To meet building regulations about the roof insulation, I had to raise to floor level by at least 5 inch to avoid the insulation being crushed down and loosing its efficiency. I used 6*2 timber to raise the floor in the loft space and re-laid the insulation in between them. Once that finished I could install the loft board panels.

The biggest challenge was the loft hatch and ladder. It was a trifold ladder but there was just not enough space in front of the loft opening for the ladder to come down and fold out, as it was hitting a door frame.

I had to order extra hinges, take the ladder off from the loft hatch, alter the ladder and add extra safety features (chain and catch) to prevent the ladder to fall down when opening the hatch.

At the end I just had to do ish off the ceiling by installing timber skirting board around the loft door. All in all this took me two and a half days but the customer was really happy with the end result.
